What Napier Real Estate Consultants can do for you:

HOMEOWNERS, ATTORNEYS, LANDLORDS 

Appraisals. We provide appraisals for selling purposes, partnerships, estates, divorce, financing, foreclosures.  You receive an independent estimate of value.  We "call it like it is."   For Landlords, we also perform a Rental Analysis Valuation for your Apartment buildings.  Bring your rents up to date according to the competition. 

Tax Assessment Appeals. Residential properties up to 6 units. We have 2 types of service. One is a complete Assessment Evaluation and Tax Appeal report, with comparables and suggested assessment correction. We file this for you, with a written agreement. The other is a building Inspection only. (See Attorneys) With this report you can file on your own or it will assist your Tax Appeal attorney. Both types include a field inspection according to the Assessor's system, and a written report by former Deputy Assessors.  

For large Apartment buildings, Condominiums, Retail, Commercial, and Industrial property, we have an Associate that is a Specialist in those types.  It is possible to reduce your taxes when you know the system well, as we do.  You can file during any year. Other Tax Appeal companies do not visit your property to inspect for errors.  The Assessor has a "biased" interest in your assessment.  We don't.

CONDO CONVERSIONS: We have a team of Specialists available to convert your building into a profitable Condominium.  From Cost estimates, to Construction, Management, Sales and Maintenance.  With our Condo Review, we can tell you if you building is acceptable for conversion to Condos, or how to improve an existing Condo building that is not selling well.

RENOVATIONS: Cost estimates provided for renovating properties, as a "do it yourself project", or with a Contractor.  We can also supervise a Renovation for you, and supply a construction team.

REAL ESTATE BROKERS: For your new listings, we provide a PRE- FHA/VA inspection.  Know what your seller may be faced with from a potential FHA/VA offer, BEFORE the Sale.  Then decide which course to take.


ATTORNEYS

We can help an attorney expand into Tax Appeals or assist a Tax Appeal attorney in obtaining more reductions. For residential properties up to 6 units, we perform a field inspection with photos, measurements, square foot sketch, errors noted, correct County classification, in a written report for you that can easily be added to your Appeal. Our inspection is done exactly the way the Assessor's field appraisers do it, by former highly rated Deputy Assessors. Do this "before" you file. Don't rely on the "books". Most assessment errors are found visually inspecting the property by someone that "knows" the system. 

LENDERS

We are experienced with Fannie Mae, VA and FHA regulations, minimum property requirements, and repairs.

REO

We perform an as-is and as repaired appraisal.  We provide an independent estimate of value, and "call it like it is".  We can also compile an acceptable tax appeal for distressed, abandoned properties you are holding. We may also obtain refunds for you, even after the sale.
